According to statistics from the MLS (Multiple Listing Service), the number of sales of single-family homes was UP 21.05% - island wide- between October 2007 and October 2008. However, the median sales price (island wide) of a single family home decreased from $650,000 in October 2007 to $515,000 in October 2008 - a 20.77% decrease. However, the Hanalei district saw a 42.37% increase in median price from $737,500 in 10/07 to $1,050,000 in 10/08 (It's important to note there were only 3 single-family home sales in the Hanalei District in 10/08). The Lihue district also saw an increase in single-family home median prices (from $610K in October '07 to $662,500 in October '08). When reviewing the median price for residential home sales for the last 12 months, there were decreases in the Waimea district (from $832K in 10/07 to $340K in 10/08), Koloa district (from $585K in 10/07 to $522,500 in 10/08) and Kawaihau district (from $575K in 10/07 to $515K in 10/08). The median price of condominiums (island wide) decreased from $565K in October 2007 to $520,000 in October 2008.
